Removing Wall Paper

Wallpaper removal is fairly easy, but quite messy. There are two ways to remove it, aside from ripping it off the walls with your bare hands. Don't laugh... I have seen wallpaper that would fall from the walls with a sideways glance. However, if yours was that easy, you would be practicing an icy stare instead of e-mailing me!

All kidding aside (never), if you can get under a corner of the paper, try to tear it off dry. If it works, it will save you loads of work. In some cases, everything but a small amount of paste residue will remain. You can clean it off with some wallpaper stripper and a sponge. In other cases, the facing (on vinyl papers, primarily) will come off and leave a paper backing stuck on the wall. This backing will be easy to get off with method 2.

METHOD 1: The first method is using a wallpaper steamer, a piece of equipment that can be rented. It sends steam through a hose to a flat metal plate similar to an iron. Pressing this plate on the wall forces steam into the wallpaper, which softens the paper and paste. This allows you to strip the paper with a wide putty knife.

This method harkens to the days of plaster walls, still in abundance in older homes but a relative rarity in the last twenty or thirty years. Unfortunately, aggressive steaming can damage paper-faced wallboards, especially if the wallboard wasn't fully sealed prior to wallpapering. In new construction, walls that are going to be papered are often not primed with paint, but just coated with sizing. The sizing seals enough to allow the wallpaper to stick, but offers little protection to the walls otherwise. This leads us to Method 2...

METHOD 2: The second method involves the use of a chemical agent that is added to hot water. This chemical is an enzyme that soaks into the paper and dissolves the paste. It takes a little longer than the steamer, but does a fine job and is less damaging to the walls. The trick is to allow the chemical to do its work, and not to rush into scraping too soon. The paper should be kept wet with the chemical until the paper is loose enough to scrape off EASILY.

The wallpaper stripper is applied with a sprayer, either a hand-held trigger spray type for very small jobs or a pump-type pressurized garden sprayer for entire rooms. Cover the floors with plastic tarps under newspapers to absorb the excess spray and collect the old paper. As waste accumulates, throw away a few layers of newspaper and put additional paper on the tarps.

If the original paper is a non-porous vinyl, you may have to rip the vinyl face from the wall before using either removal method, because neither the steam nor the chemical stripper will easily penetrate the vinyl.

If the vinyl face in not easily pulled off, all is not lost! You can make small perforations in the vinyl to allow the steam or chemical to pass through. There are two ways to accomplish this neatly and with minimal wall damage. The first is to use a commercial tool called a Paper Tiger. Simply rolling the Paper Tiger over the wall causes a small roller with pin-like protrusions to perforate the surface of the paper, leaving the wall underneath undamaged.

A lower tech alternative is to use a moderately stiff wire brush. Simply drag the brush across the surface of the wallpaper to scratch it. Just don't get too carried away, or the marks will pass through to the wall below, forcing you to do additional wall repair later.

After the paper is removed, you can remove small amounts of residual paste using hot water and just about any wall washing detergent, or you can use the wallpaper stripping chemical as a final wash. If there is lots of paste left, though, you may need to respray the walls with the chemical stripper to soften it. Then, use a scraper or putty knife to remove the residual glue, followed by a final rinse with a sponge dipped in the stripper.

If you are going to paper again, your prep is almost done. Just give the walls a light sanding to remove any roughness and clean up all the dust before beginning the wallpapering process.

If you are going to paint, prime the walls with one coat of a sealing/stain killing oil-based primer. You may have to sand again after this prime coat. The roughness is more paste being lifted by the primer. If you don't sand it off and then coat with a latex paint, it will be difficult or impossible for you to remove the roughness later!

After the primer is fully dry, you can sand it , clean up all the dust, and then put one or two coats of any paint your heart desires!

Choose the Right Paint Color

When it comes to decorating, choosing paint color can really be a challenge. While you may feel that there are so many choices you're bound to find the right one, you may end up feeling that there are so many choices you don't know where to start!

The tips here will really help you if you feel stumped by this important choice. After all, the paint color will set the tone for the room.

Be Patient
It's great to collect paint chips when planning a room, but hold off making final choices until you've developed an overall room scheme. Paint is available in literally an infinite array of colors and is the most versatile element of your room decor, the easiest to change, and the least expensive. Get ideas but make the final decision after rugs, wallpaper, and fabrics are finalized.

Coordinate Decorating Samples
When you go shopping, you'll need to refer to your fabric, carpet, tile, wallpaper, and trim samples constantly. Be sure to take everything with you wherever you go. No tellng where you might see something wonderful.

Really Study the Colors
You'll find clues about the underlying tones of different shades of a color on a full sample strip of coordinated colors. Even if you're not even considering using a darker tone, look at all the colors carefully. Decide if the family of colors is the direction you're headed with your color selection.

Tried and True Formula for Colors
If you're working with a print fabric, you'll probably be happier if you select the coordinating wall paint color from the background of the print. Use the deeper or brighter tones for accents throughout the room or adjacent spaces. Learn more tips here about how to choose a color scheme.

Trim it Out
More often than not, you'll select a shade of white or off-white for the moldings, doors, and windows. If you're feeling brave, consider the palest shade of color to coordinate with the walls. For a really striking look, try lighter walls and dark tones or bright color for trim.

Choose the Paint Finish for the Job
Consider which paint finish might be best for your project. Matte or flat finishes hide wall imperfections, but glossier finishes will reflect more light.

How to Use a Power Washer

The easiest way to learn how to use a power washer is to first understand how the power washing systems work. There are four basic elements of the powerwashing process regardless of what machine or method you use. The four elements and power washer tips are: pressure, water flow rate, cleaning solution and heat. If we take out just one of these four elements, the cleaning characteristics will change. For example, if you can only afford a cold water pressure washer instead of hot water washer, you will have to compensate for that loss. In other words, pressure washer basics tell you that you will have to add more chemicals, apply higher pressure and use more water to achieve better powerwash results. Therefore, you will always have to make adjustments combining these four elements in order to achieve the ideal cleaning atmosphere for your particular job. Nevertheless, when learning how power washing systems work and how to power wash, keep in mind that detergents emulsify the dirt better and faster as the temperature increases. This is especially true when cleaning oil and grease from a concrete surface. That's why hot water power washing systems are perfect for such jobs.

So, how does the high pressure washing work? It is in fact the process of breaking the bond between the dirt and the surface being cleaned. As we mentioned earlier, for the best results you will combine four essential elements. However, shortfalls do exist. Here is another example of how pressure washers work: let's say you notice you have a little detergent left and you decide to decrease the amount injected through pressure washer. A cleaning solution decrease in this case will have a less effect on the debris being cleaned. Because of that, now you must work with other elements to make up for that loss. You have to increase the pressure, water temperature and the water volume. Even though, you are less likely to reach the same level of efficiency (by decreasing the amount of detergent), you will somewhat neutralize that loss.

Family Room Remodeling Tips

Increasingly the term "family room" is interchangeable with "great room" and "living room." To make yours really great for living, consider these remodeling tips put together by PSNC Energy.

  • Change the look and feel of your family room with new flooring. Don't just replace carpeting with wood floors or ceramic tile. Be creative and mix and match materials. Use the materials to distinguish different areas of your family room, like ceramic tile in the bar area and plush carpeting near the entertainment center. Remember, radiant floor heating isn't just for bathrooms. Keep feet toasty warm with an energy-efficient, natural gas radiant heat system.
  • Why just change the color of your walls when you can change the materials on them? For a twist on 60s paneling, install wood pieces on a wall in a unique pattern. Use corrugated steel as wall covering with real texture. If structurally feasible, cut out niches in walls and line them with granite, glass or wood.
  • Make sure your family room is wired to take advantage of current and emerging technologies. At the very least, set it up to handle the demands of home theater, computers, CD players, and multiple telephone lines. Anticipating the locations of the equipment will help you provide sufficient circuits, minimize visible wiring and position electrical outlets and phone jacks. (And when you buy new appliances for use in your family room, make sure they're Energy Star labeled for energy efficiency.)
  • Maximize storage with built-ins, shelves and cabinets to keep books, magazines, tapes, CDs, board games, and toys out of sight but within reach. If space is tight, find furniture pieces with storage potential, such as a coffee table with a shelf below or a chest that can serve as a footrest and a storage unit.
  • Make your family room a true entertainment center. Don't just go for the big screen TV. Add game tables (particularly those that can serve multiple purposes with removable covers). Set up zones for various activities. Include a desk where homework or crafts can be worked on. Set up exercise equipment – you'll be sure to use it if it's in a space you see and use every day. Include a ballet bar or a space in which to practice a musical instrument.
  • Where people gather, food follows, so provide convenient access to food and beverages. If the kitchen isn't close, consider equipping your family room with a bar sink, microwave oven, and small refrigerator.
  • Seek out natural light. If possible install skylights or add windows. Even if the family room is in the basement, egress windows can funnel in sunlight.
  • Install ENERGY STAR labeled fixtures. Or, replace existing bulbs with compact fluorescent light bulbs that burn less hot than halogens or incandescent bulbs and use less energy to operate.
  • A natural gas fireplace creates ambiance and a visual center of attention for your family room. Choose a mantle design or built-ins that allow you to display collectibles, books or art. Two-way fireplaces between a family room and another space enable you to spread the ambiance throughout your home.
  • If you have a formal living room adjacent to your family room, consider combining the spaces.

Shop for a Contractor

Get bids from several contractors. Remember, while price is important, choosing the company with the lowest price “is not always the best idea,” warns Sara Ann Busby, vice president of the National Kitchen and Bath Association.

“It could be the quality of the materials the builder selected is different,” she notes, “or it could be that he or she missed something.”

Make sure the job specs are the same for each company. That means you need to be very specific about the products and materials you want used.

“Your idea and my idea of a high-end countertop may not be the same thing,” Busby says. “That seems to be out biggest problem — people don’t get what they thought they were getting quality-wise.”

Tips on Remodiling your Kitchen

By Herb Weisbaum

My wife and I took the plunge last summer. After years of talking about remodeling the kitchen, we decided to do it. It’s quite an experience — the dust, the noise, and all the strangers coming into the house. And of course, we had to live without a kitchen for a few months.

But it was worth it. We love the results! We spend most of our time in the kitchen and adjoining family room, so we get to enjoy the new space every day.

A kitchen remodel tends to have a high rate of return on investment. In most cases, it will almost pay for itself when you sell the home.

Even so, “Don’t think in terms of appreciating the value of your home,” cautions Bob Markovich, the Home Editor at Consumer Reports magazine. “You really should be doing a kitchen remodel for you.”

According to the National Association of Realtors 2005 Cost vs. Value Report:

-- The average “upscale kitchen” remodel cost $81,552 and had a payback of 84.8 percent.

-- The average midrange “major kitchen” remodel cost $43,862 and had a payback of 91 percent.

-- The average “minor kitchen” remodel cost $14,913 and had a payback of 98.5 percent.

You can’t do anything until you figure out how much you’re able or willing to spend. That means doing your homework — read magazines, visit showrooms, talk to friends and neighbors who recently remodeled. It takes a lot of time to do all this. But I can tell you, it’s worth the investment.

There are a number of free online calculators that can help you decide what you want and how much it will cost, including one from Consumer Reports and one from an industry trade group.

No matter how well you plan, expect the project to “cost more and take longer than you think,” cautions Sherry Ackbar, Good Housekeeping magazine’s home editor.

“Embrace that, and don’t freak out. It doesn’t mean the contractor is trying to be underhanded. Things just come up as the project proceeds.” So set aside a little extra money — 20 percent of the total cost is a reasonable amount — to cover the unexpected.

Tips on Hiring a Contractor

Protect yourself when hiring a contractor

See more. LookUp: Contractors or Tradespeople
Be an informed consumer and make sure a contractor is registered, actively licensed, with a bond and insurance, and an electrician, plumber, elevator mechanic or manufactured home installer is certified (licensed) in Washington. The search will also show how long they have been licensed, if they have any lawsuits against their contractors bond (construction only) and if they have been cited for violations of the various construction laws governed by the department Disclaimer regarding updates and accuracy.

See more. LookUp: Violators
Use the Lookup Violators site to search the list of violators of the contractor registration, electrical, plumber or factory assembled structures laws. This search shows all violators and violations whether they are licensed or not.

Especially for Contractors

See more. Verify that your contractor is up to date on workers' compensation premiums

If you are a contractor, you could be held liable to L&I for any unpaid premiums if you hire a subcontractor or other business that's delinquent paying its workers' compensation premiums. Fill out the online Contractor Tracking Request form to be notified if they get behind in paying premiums or if they become unregistered or unlicensed during the next year. Get information about using this online search. Note: You should also make sure they have an active Department of Revenue tax registration account (www.DOR.wa.gov).

See more. Is your subcontractor really an employee?
You may be an employer with requirements — and not know it! In some cases, a self-proclaimed “independent contractor” is actually a worker for whom you must do such things as pay workers’ compensation premiums, meet wage and hour requirements, pay unemployment tax, etc. Not understanding your requirements can leave your business vulnerable to unwanted penalties and even lawsuits. Besure to take advantage of this online webinar sponsored jointly by the IRS and L&I: "Hiring Workers for Your Business: Are They Independent Contractors or Employees?"

House Painting Tips

While homeowners often hope they can put off repainting their homes just one more year, such procrastination can end up being a costly decision in the end. An excessively wet winter, for instance, will increase paint failure, damage to siding, and internal water damage, that can require far more expensive repairs in the long run. In that respect, it's best to tackle this common home improvement job as soon as you sense the need.

House Painting Tips: Siding
Perhaps the first thing to do, if you suspect painting a house might be in your immediate future, is to take a walk around your property and examine your siding. Look for areas where your siding is no longer protected by paint, and where wood rot, or clear evidence of water damage and expansion in fiberglass siding, is present. If these issues are obvious, the best thing you can do is to act as quickly as possible to head off larger problems.

House Painting Tips: The Touch Up
Always begin with an evaluation of the general state of the total exterior paint job of your home. If there is significant chipping, flaking, or other areas where the paint is failing, it's probably time to paint the entire home. Talk to a painting contractor who has experience in painting a house about getting your paint job scheduled right away. If the rest of your exterior paint job looks like it's holding up okay, however, you may just need to perform some touch up work to get things up to code. Cookie cutter style houses are notorious for having their paint fail locally in short periods of time.

If that seems to be your problem, purchase one bucket of good primer and another bucket of exterior finish paint that matches your home's current color. Then set aside a few days and address your problem areas. Scrape and clean the affected areas first, then slop on a layer of primer to provide protection. Once that has dried, touch up the primered spots with the finish coat to match the rest of your home. Performing these simple tasks can put off a whole house paint job by several years if you're lucky.
